When Does a New Vancouver Condo Have to Hold their First AGM?

So you’ve bought into a new Vancouver condo building and probably have a lot of questions regarding teething pains and how the building is managed.
The SPA imposes various duties on the developer at different stages of the cycle, creating 3 stages.
Stage One
Before any strata lots are conveyed – until eligible voters elect a strata council, the developer must manage the strata corp and exercise the powers and perform the duties of the council.
Stage Two
The developer continues to serve as a strata council until the first AGM. However, eligible voters have the power to hold special meetings to pass resolutions by majority vote to direct or restrict the developer in the performance of their council duties.
First AGM
According to the BC Strata Title Act, the developer must call the first AGM within 43 days of the earlier of the date on which 50% plus one of the strata lots have been conveyed to buyers or 9 months after the date of the first conveyance.
