Vancouver’s Downtown neighbourhood 

Listings  630 -  350 listed under $500,000 and 235 listed between $500,000 and $1 million. 44 listed over $1 million and 1 listed over 4 million

135 with price reductions are 15 with price increases

Sales 114  19 had price reductions. 85 sold under $500,000. 27 sold between $500,000 and $1M and  2 sold over $1 million. The least expensive was $282,000. The most expensive was $1,400,000.

Expired (those that did not sell) – 35. This is a new category that I’ve added, as the listings increase  the numbers in this category will grow. It will reflect the sellers who are not motivated and do not price their suites at current market value.

2008 SALES – Jan 109  , Feb 137  , Mar 139   , Apr 114

Days on the Market 26. Average Selling Price $638,210. 5 months supply. Average $ pr sq ft $ 638.00. Sale price to list price ratio: 99%.

Reflections – listings up, sales down, average price down, days on the market down.  Market tightest under $500K (4 months of supply) but soft above that , with up to 8 months of supply.

Pre-Selling – 999 Seymour has 497 sq.ft. 1 bedooms with 129 sq.ft. deck (can one bedrooms get any smaller?) and 2 bedrooms 800 sqft with 162 sqft deck. Going on sale May 31st. Fill out my contact form if you are wishing to purchase. Alto at 1205 Howe.  A rental conversion at 1255 Howe.
