Listings 176 – 38 with price reductions and 1 with a price increase. Only 30 listed under $500,000 and 53 between $500,000 and $1 million. 61 listed between $1 and $2 million and 29 listed over $2 million, of those 5 are over $5 million.
The least expensive Coal Harbour suite is $ 329,000 for a studio and the least expensive 2 bedroom is $ 549,000. The most expensive remains the Shaw Tower at $19,000,000.
Sales 26 – 9 had list price reduced and 2 sold at list price. 11 sold under $500,000. 10 sold between $500,000 and $1 million and 5 sold over $1 million. The least expensive was $359,000 and the most expensive ws $2,200,000.
Average Days on the Market 47. Average price $770,430. 6 1/2 months supply. Average $ pr sq ft $770. Sale price to list price ratio 97%
Reflections – more of a bottom end market this month. Lstings are down slightly, average price is down (more of a bottom end market, so lower average price) and sales are up slightly. Days on the market has increased.

HAPPENINGS – West Pender Place sold out and the backhoe will be going in any time now. The Ritz-Carlton is pre-selling condos from $3.2M. Flatiron and Shangri-la due for completion late summer to late fall.
