Coal Harbour condo sales over $1M decreased.

70% of August sales were under $1M – a reversal of July

August saw sales and listings  flat,  the average sale price down due to more lower priced sales. Market now favours buyers.

March this year was the best month for the real estate market in Coal Harbour since I started tracking the stats in 2008

  • Sales 25 (up  from 24)
  • Days on market 48
  • Sale price to list price ratio 96%
  • Average sale price $1,117,031 (down)
  • sale price psf – 901 (down from 983)
  • 7.2 months of inventory

What’s Selling?

  • 25% of the sales were under $500,00
  • 45%  between $500k and $1M
  • 25% over $1M
  • 10%over $2M

How’s the market over the last 90 days?

Sales  and listings lower than May

How’s the market over the last year?

Current listings are much lower and sales much higher (august  2010 had only 11 sales)
