Many of my clients select one of the Bayshore Drive buildings when purchasing a condo on the waterfront in Coal Harbour, they like to peace and quiet the area offers, situated next to Stanley Park and still within walking distance to Downtown Vancouver.
2010 had 36 sales with an average of $867psf and sellers moving an average of 5% off their list price, which is a good reduction for buyers.
1790 Bayshore was the best value under $1M
So far 2011 sales are on par with 2010
February Listings 20 , sales 4, days on market 73, list price to sale price ratio 97%, $811psf and average sale price $988,750
90 day trend – listings down, sales up
1 year trend – 2010 sales equal to 2009 and average sale price up $20psf
