Vancouver Real Estate Statistics for Kitsilano April 2009

Vancouver real estate market stats for Kitsilano condos saw sales down slighty compared to March, equal to April 2008 and almost quadrupled since December.   Listings dropped from 122 to 107 and are less than a year ago.  Average price for sold condos up from $406,841 to $414,000.  Average Days on the market for sold condos down from 35 to 32.  List price to sale price ratio increased to 98%, the highest since last summer, indicating less flexibility on list price from sellers.  Average $ psf highest since September.  April saw a bottom end market with only 8 sales over $500,000 and the most activity was between $300,000 and $400,000.  Kits condo supply down from 9 months in January to 2.5 months. No market for Kits condos over $750,000.

Listings  -107.  11 listed under $300,000. 31 listed between $300,000 and $400,000. 23 listings between $400,000 and $500,000. 24 listings between $500,000 and $600,000 9 between  $600,000 & $700,000 and 9 over $700,000.

2008 Listings -Dec  117 , Nov 171,  Oct  187, Sept 184, Aug 166, July 159, Jun 157, May 145, Apr 130

2009 Listings – Jan 104, Feb 107, Mar 122, Apr 107

Sales - 43. Six sold under $300,000. 18 sold between $300,000 and $400,000.  22 sold between $400,000 and $500,000.  sold between $500,000 and $600,000,  between $600,000 and $700,000 and one sold over $700,000. Market moving up to higher price range.

Least expensive -$263,000 for 485 sq-ft studio ($542 pr sq ft). This condo sold new for $114,000 in 1993. Least expensive 2 bedroom $397,000 for 735 sq.ft. ($540 pr sq ft). This condo sold for $320,000 in 2005.

Most expensive -  2 bedroom for $747,000 for 1289 sq.ft. ($579 pr sq ft). Sold new in 2002 for $410,000
