Above are the September Vancouver (west side) real estate graphs  for houses, townhouses and condos.

Median and average sold price for houses was down in September, compared to August and equal to a year ago. Townhomes and condos were up in September,compared to August and a tad higher than a year ago.

Condo listings are up to 1300 ( 2500 a year ago). The monthly new listings increased the most for the year. Monthly solds have been dropping since June.  For the year, the busiest price range is $350,000 to $400,000 . Year to Date over $1 Million saw 199 sales  in Vancouver West Side (up from 30 for the first quarter). Total of 3845 sales for the year. 

Townhouse listings are up to 250 (450 a year ago). The new listings for the month are up. Sales have been declining since June.  Busiest price range is $600,000 to $650,000. 100 Sales over $1M. Total of 704 sales for the year

House listings up in September are up and now at 600 (1000 a year ago).   New listings for the month are up quite a bit and sales were less than in August.   There were 1,180 (up from 195 in March) sales over $1 million for the year . Total of 1,492 homes sold for the year.  

Vancouver reflections – more listings coming on the market and better selection for the buyers, who are not acting as quickly as they were in the spring. Better balance in the market.
