Above are the Vancouver real estate graphs for March 2009, for houses, townhouses and condos in Vancouver west side. They show an improvement in the market.
You will note that all three types are experiencing either a drop or levelling of listings, an spike in volume, an increase in solds for the month of March and a levelling of average price.
Condo listings are at the same level they were in April last year, the monthly new listings are equal to the level of August last year and same with monthly sales. The busiest price range remains $300,000 to $500,000 . Over $1 Million saw 30 sales for the first quarter of 2009 in Vancouver West Side. Total of 697 sales for first quarter.
Townhouse listings are at the same level as June 2008. The new listings for the month are lower than they have been for the last year (except for Nov and Dec). The sales for the month of March are around the same level are June/July last year. Busiest price range is $500,000 to $650,000 and there were 11 sales over $1 million for the first quarter. Total of 112 sales for first quarter.
House listings are on par with April last year. New listings for the month are equal to August last year and are equal to January and February this year. Sales are at the highest level since May last year. There were 195 sales over $1 million for the first quarter and a total of 289 altogether.
