Vancouver Real Estate Graph for June 2009

The average price of houses, townhouses and condos dipped slightly in June, compared to May. Prices have been rising since March. The graph shows the houses on the top, townhomes (middle) and condos (bottom) average price from 1977 to present.  The Vancouver market peaked in 1981, 1990, 1995 and 2008. Vancouver condos didn’t appreciate much between 1990 and 2002 but they did between 2002 and 2008 and prices are back to where they were in mid to late 2006.  Both Listings and sales increased in June and the average sale price dipped slightly. Prices levelling?

Following are the stats for Vancouver West Side

Listings – in June there were a total of 1128 new listings, vs 979 in May. In March  there were 904. In June 2008 there were 1401 new listings.  Total new listings for Jan-June 2009 were 5,793. Same period for 2008 were 7,894.

Sales -  in June there were a total of 949 west side sales vs 862 in May. In June 2008 there were 499.  In March 2009 there were 539. Year to date sales 3,619 . Same period last year  3,322.

1 Year change in Benchmark Price for Resale condos – down 12.9% . Townhomes are down 12.2% and houses are down 14.4%.

Benchmark Price for resale condos over the last 5 years -  condos are up 40.5%,  townhomes are up 52.7% and houses are up 58.6%
