Vancouver Real Estate – First Time Buyers Questions

Vancouver first time home buyers understandably have many real estate questions. A few that I’ve been asked recently are the following
- Is my deposit due on Closing Date? No! It’s due on subject removal date
- Should I get my mortgage finalization before I order the building inspection? Good idea – why waste money on a building inspection if the mortgage isn’t finalized.
I rent a condo and the owner’s decided to sell it, when do I have to move? After the owner has an offer and all the subject clauses have been removed, they must serve you notice (in compliance with the Residential Tenancy Act regulations) to move in 60 days, as of the first of the following month. They must also give a free months’s rent for breaking the tenancy.
I’ve been pre-approved, so should I still write a subject to financing clause? Yes. The bank also has to approve the property.
I have two neighbourhoods in mind but I can’t decide whether to buy in the neighbourhood I’m currently living in or to move to the neighbourhood my parents live in. If you enjoy the neighbourhood you’re presently living in and it’s convenient to work, stay there.
