Vancouver Real Estate Analysis for False Creek North, Sept'10

False Creek North real estate analysis for September saw listings spike 20% and sales drop 40%, compared to august, resulting in a year of supply.   Sales equal to Sept’08 and are the lowest for the year.  Solds over$1M up from 20% in July to 33%. The listings that didn’t sell and came off the market remains high at 29. Condos over $2M saw a whopping 60% increase. In total there are 110 listings over $1M and only 5 sales in September (a 2 year supply).  Days on the market were the second highest for the year at 61 .  Average $psf 818 and sale price to list price ratio 97%. A great opportunity for buyers to seek out very good deals and we ask where are the luxury condo buyers?

Listings -  214 . 8 listed under $400,000 . 12 between $400,000 & $500,000. 84 listings between $500,000 & $1M.  45 listed between $1 and $2M and 65 listed over $2M including 1 over $5M.

Least expensive $399,00 for a small l bedroom.  Most expensive $10Million

Sales - 17.  4 sold under $500,000.  5 sold between $500,000 & $700,000. and 3 between $700,000 and $1 million,  2 sold between $1 and $2M ( May 5, June 12, July 4, Aug 9) and 3 over $2M. Most expensive $3,300,000. Only 2 of the sales had a list price reduction (down from 50% in July). 70% sold under $1M and 33% sold over $1M

Sales under $1M – Sept 70% , Aug 80% , 70% in Jun,  68% in May, 78% in April, 60% in March, 55% in Feb.
