
Coal Harbour real estate analysis for May saw listings levelling & solds down by almost half compared to April, with $500k to $1M selling the best and a decrease in sales between $1 & $2M and no solds over $2M. Listings at the highest since I started tracking Coal Harbour stats in Jan’08 and sales equal to May’08. 66% of the sales were under $1M , vs 70%in April, 60% in Mar & 80% in January. Days on market dropped from 47 to 35. Sale price to list price ratio increased to 98%. Currently 34 listings at Fairmont Estates which has prices from $788,000 for 730sf to $8M for a sub-penthouse. Clearly a good buyers’ market.
Listings -261 51 listed under $500,000. 75 listed between $500,000 and $1M. 53 listed between $1M and $2M and 79 listed over $2M(up from 41 in Feb) including 17 over $5M. 16 expired (Apr 17, Mar 17)
46% are listed over $1M,vs 52% in Apr, vs. 55% in Mar, 50% in Feb,40% in Jan and 33% in Dec.
Most expensive- The Melville Penthouse at $10,800 for 5700 sq.ft. Over 3300 sq.ft. condo at One Harbour Green for $6,250,000. Three Harbour Green is now pre-selling around $2000 psf on the front of the building and is Coal Harbour’s last waterfront condo building.
