Vancouver real estate analysis for Coal Harbour in December saw sales and listings decrease, compared to November and no sales over $2M (vs 5 in November).  August was the best month for sales in Coal Harbour this year and sales are at their lowest since March’09. Listings are at their lowest for the last 24 months.  Days on market flat at 61 and the lowest for the year.  Coal Harbour inventory remains stable,  under 5 months. Both the average sale price and average $psf dropped in December, reflecting more bottom end sales. List price to sale price ratio stable at 96%.  As Fairmont Estates close in January we expect to see the inventory increase.  New condos on Coal Harbour’s waterfront now listed over $2000 psf, resales now at $1600 psf.  Fairmont and Three Harbour Green are the last remaining new waterfront buildings.

Listings -99.  26 listed under  $500,000.  31 listed between $500,000 and $1M. 18 listed between $1M and $2M and 21 listed over $2M, including 5 over $5M (same as November but down from 9 in October) and 20 expired, up from 4 in November. If sellers can’t sell in this market they either have the wrong agent for their property or their expectations exceed the current high market prices.

Least expensive $299,000 for a studio 420 sf.  Least expensive 2 bedroom $585,000 for 800 sf.

Most expensive- The Melville Penthouse at $10,800 for 5700 sq.ft.  Over 2500 sq.ft. condo at One Harbour Green for $6,830,000, includes 3700 sqft of outdoor space ($2800 pr sq ft). Three Harbour Green is now pre-selling around $2000 psf on the front of the building and Fairmont Pacific Rim Estates (Hotel/Condo) scheduled to open this month. NW corner 2440 sf  $5,850,000
