Vancouver’s Downtown real estate analysis in January saw listings flat at 546, equal to a year ago and more than Jan’08.  Sales spiked 40% to 141, resulting in less than 4 months supply.  The market under $500,000 selling the best and an increase in sales over $1M.  Average days on the market increased to  36, and average $psf flat at $623.   Condos that  “expired” and didn’t sell dropped to 37 from 76 in December and 78 in Jan’09.  A healthy start to the new year.

Listings -546.  Least expensive $198000 for a small studio.  Most expensive -$6.6M for 3500 sqft in Residences on Georgia Sub-Penthouse.

Listings Inventory -  23 listings Downtown under $300,000.  107 between $300K and $400K.  130 listings between $400K and $500K.  167 condos listed between $500K and $700K.  69 listed between $700,000 and $1M.  50 listed over $1M, including 5 over $3M.

Most expensive -  The Wall Centre Penthouse which sold over $4M

Least expensive - $250,000 for a studio
