From Douville & Co Condo Manual, which is part of their Building Inspection Information.
When you purchase a home for sale in Vancouver, it is recommended you obtain a building inspection. The inspector will assess a number of items about the building. The first one is the building envelope.
This series of articles will be discussing the exterior of a building.
The building envelope, also called the building enclosure or environmental separator, is the entire assembly of the exterior skin of a building, including cladding, sheathing papers, windows, doors, joint sealants, roofs, balconies and decks
Building Envelope Consultant
A building envelope consultant is a specialist – usually an engineer – who evaluates building assemblies
Building Envelope Condition Assessment Report
A building envelope condition assessment is carried out by an envelope specialist. Strata may elect to have an envelope survey performed due to water infiltration issues, proactive maintainance measures, warranty expiration reasons, or reserve fund study purposes.
Building envelope reviews are recommended approximately every 3-5 years. The review can be performed in several ways – visual observation, moisture meter probe testing, cladding removal, exterior test openings, and/or interior test openings . A detailed report outlining the findings and recommendations is provided.
