Vancouver’s Kitsilano Market Analysis August 2008

Vancouver’s Kitsilano condo neighbourhood saw sales for the month of August drop from 38 to 25  and listings up slightly from 159 to 165. Average price for sold condos dropped from $439,663 in July to $416,240.  Days on the market dropped from 43 to 37.

Listings 166(159 in July). Of those 44 had price reductions (vs.46 in July). 94 are listed under $500,000 and 65 between $500,000 and $1 million and 6 over $1 million. Cheapest Kitsilano studio $229,000, cheapest 2 bedroom $449,000 for 850 sq.ft.

Sales 25 - 8 had list prices reduced (vs. 14 in July). 22 Kitsilano condos sold under $500,000 and 3 between $500,000 and $850,000. There is a 4.2 month supply of condos under $500,000 and  a 21.6 month supply of condos over $500,000 and none selling over $1 million. Least expensive Kitsilano sale was under $270,000.

Days on the market  - January 27, February 18, March 18.  April 28, May 28, June 28, July 43, August 37

Average price -  Jan $449,600, Feb $486,260 Mar $451,000, Apr $ 476,452, May $492,063, Jun $ 398,350 Jul $439,663 , Aug 416,240

During August Kits condo market was in step with the rest of Vancouver’s condo market.

Vancouver Kitsilano’s Market Analysis July 2008

Vancouver’s Kitsilano condo neighbourhood saw sales for the month of July increase to 38 from 35 in June and listings at 159 versus 157 in June. Average $ pr sq ft and average price for sold condos were both up. Days on the market 43, up from June. Market bottoming?

Listings - 159. 46 of those Kitsilano listings had list price reductions (vs. 57 in June). 99 are listed under $500,000 and 52 listed between $500,000 and $1 million. 6 are listed between $1 and 2 million and 1 listed over $2 million.

Sales - 38. 14 Kitsilano condos had list price reductions (vs. 13 in June). 26 sold under $500,000 and 12 sold between $500,000 and $1 million. There is a 3.8 month supply of Kitsilano condos under $500K and a 4.3 month supply for condos between $500K and $1 million. No market for Kitsilano condos over $1 million for the month of July 2008.

Vancouver’s Kitsilano Market Analysis June 2008

Vancouver’s Kitsilano condo neighbourhood saw sales for the month of June drop from 45 to 35 and listings increase from 145 to 157.

Listings 157 - of those 57 have had price reductions. 92 are listed under $500,000. 57 listed under $1 million, 5 listed between $1 and 2 million and 1 over $3 million.

Sales 35 - 13 had price reductions. 29 sold under $500,000 (only 3 months supply) and 6 sold between $500,000 and $680,000 (9 months supply). There were no sales above $680,000. 4 sold at list price and 2 sold over list price (last month 15 sold at or above list price). The inventory in Kitsilano is now 4 and a half months, which is up from 3 months in May.

The lease expensive 2 bedroom sold at $433,000.

Vancouver’s Kitsilano Market Analysis April 2008

Listings 130 - 28 had price reductions and 2 had price increases. 75 listed under $500,000 and  52 listed between $500,000 and a million and 3 listed over $1 million. The least expensive $245,000 and the most expensive $3,200,000

Sales 42 - 6 had list price reductions and 1 had a list price increase. 28 sold under $500,000. 13 sold between $500,000 and $1 million and 1 sold over a million.

Days on the Market 28. Average price $484,815 .  3  months supply. Average $ pr sq ft $617. Average selling price to list price ratio: 99%

2008 SALES - Jan 26 , Feb  44  , Mar 20 , Apr 42

Reflections - under 3 months supply in the condos under $500,000. Just over 4 months supply in the $500,000 to million dollar range and 3 months supply over a million dollars. Kits remains a tight market under $1 million dollars and the most undersupplied of the vancouver west side condo markets. Listings and sales are up.
