June Sales Stats for Kitsilano Properties

First, let’s look at condo sales.
June 2007 saw 75 sales, up quite a bit from the stats for May 2007 at 43 sales and higher than April 2007 at only 36 sales.
These ranged from $270,000 for a 524 sq. ft. l bedroom ($515 per sq. ft.) to $859,000 for a 1,239 sq. ft. 2 bedroom suite, which, by the way, sold above list.
The price range for these sales was as follows: 8 sales were under $300,000, 49 were between $300,000 and $500,000, and 18 were over $500,000.
Of all the condo sales, 46 were l bedroom suites. The least expensive 2 bedroom was $376,000 for 761 sq. ft. on W 7th ($494 per sq ft).
In all, 40 sold over list, 7 at list, showing that Kits is still a very hot market here in Vancouver! The average days on market for condos in Kitsilano: 16.
Kitsilano Townhomes
We saw 9 townhome sales for the month ranging from $481,000 for a 939 sq. ft. 2 bedroom townhome ($512 per sq. ft.) to $1,039,000 for 1,657 sq. ft. ($627 per sq. ft.) The 2 bedroom townhomes ranged from 939 to 1,657 sq. ft.
Of these, 8 sold under $1,000,000, 1 sold between $1,000,000 and 2,000,000 and there were none over $2 million. 5 townhomes sold over list price, with 1 going at list price.
Kitsilano Houses
June saw 18 house sales, compared with 22 sales in May 2007, and 19 in April 2007. 5 sold under $1,000,000, 12 sold between $1,000,000 and 2,000,000 and 1 sold at over $2,000,000. There were 5 houses sold at over list price, and 1 at list price.
