Limited Dual Agency refers to a realtor representing both the Buyer and Seller in a Vancouver real estate transaction.

Unfortunately, not all Realtors fully co-operate, as set out under the MLS code of ethics, particularly when they have an opportunity to make double the commission. In many cases, they give our industry a bad reputation.

I think this post by a Toronto realtor is a good read, as are many of John Pasalls’ comments on his blog Move Smartly.

If our association ceased to permit Dual Limited Agency, then this problem would not exists.

Hi Maggie,
In case you missed my reply, I really think your comment on my post really nailed one of the most important problems that consumers face when working with real estate professionals.
Specifically:
“there are a handful of vancouver agents who ‘sleeve’ their listings and are sly about not fulling co-operating. once you get to know who they are one tends to avoid them”
The problem of course is that we as real estate agents get to know who the bad agents are and we try to avoid them. But what about the average consumer. They are going in blind every time they choose to work with an gent. They have no way of recognizing the good from the bad until it’s too late.
