False Creek North real estate analysis for Febuary saw listings on the rise for the third consecutive month,  from 153 to 187.   Sales dropped from 28 to 20, the lowest since Feb’09.   Days on the market consistant at 41. The supply of condos nearly doubled, now 9.3 months with considerably more sales over $1M, pushing the $psf up to $863. Buyers finally have a good selection of condos. We attribute the drop in sales in this waterfront neighbourhood to the difficulty in accessing properties during the Olympics.

Listings -  187  three listed under $400,000 and 11 listings between $400,000 & $500,000. 35 listed between $500,000 and $700,000. 64 listed between $700,000 and $1 million.  46 listed between  $1 & $2 million and 28 listed over $2 million.  5 expired (didnt’ sell).

Least expensive $320,00 for a small l bedroom.  Most expensive The  Penthouse at 1000 Beach avenue listed at $12,980,000

Sales - 20. none sold under $400,000.  2 sold between $400,000 & $500,000.  3 sold between $500,000 & $700,000. and 6 between $700,000 and $1 million.  5 sold between $1 and $2M and 4 over $2M (vs only 3 sales in Jan over $1M). Most expensive $3,000,000 for 2200sq.ft. at Kings Landing

55% sold under $1M and 45% sold over $1M.

Supply in months - 2009 Dec 7.8,  Nov 3, Oct 3.7, Sept 3

2010 – Jan 5.6, Feb 9.3

Least expensive sold - $405,000 for a small l bedroom which sold for $153,000 new in 2002.

Least expensive sale in  Coopers Park  $522,000 for 700sf l bedroom in Coopers Lookout
