Vancouver real estate analysis for False Creek North saw listings down a tad to 246.   Days on the market drop from 62 to 58. The average selling price drop a bit to $816,605    The average supply of condos in this waterfront hood increased from 25 months in October to 41 months. Best selling price range is under $500,000.  No sales over $1.6M. By far the worst November in the history of this waterfront neighbourhood.

Sales – 6 – three sold under $500,000. One sold in the high$800K, one over a million and one at $1.6 million.

2008 Sales - Jan 24, Feb 39 , Mar 44 , Apr 40 , May 18, June 18, July 9, Aug 14, Sept 16, Oct 10

Average Sale Price - $816,605, Oct $864,980, Sept $631,944

List Price to Sales Price Ratio  – Nov 93%, Oct 93% , Sept 96%Average Sale Price $ pr sq ft - Nov $687, Oct $736. Sept $672Days on the market – 58, Oct 62, Sept 40History of sale prices – 1438 Richards had a sale for $408,000 which sold at the end of last year for a few thousand more. It registered as a new suite in mid’05 for $298,000. Kings Landing had the most expensive sale for the month at $1.6M. the suite sold in Spring’06 for $1,780,000 and registered new at the end of 2005 for $1,167,000 (it would have been a pre-sale).

Reflections – this market has clearly closed down, with only 6 sales and over 3 years of inventory.

Interesting to see the days on the market drop. I wonder if it could be from discouraged sellers pulling their listings?
