Downtown Vancouver’s Latest Pre-Sale Condo Project

Vancouver’s Downtown has a new pre-sale on Richards

I drove by a couple of days ago and the sign is up! 1000 block Richards, where the Richards on Richards nightclub was for decades and the infamous Madam Cleo’s massage parlour is going to be a condo project with suites priced from $399,000.  Does that transalate to one bedrooms 500 sq.ft., if the cost is $800 pr sq ft or higher? The Aqualini Group own the land. Remember my recent post on this site? Some of us thought they should call the new building Cleo’s! What do you think they should call it? Roqandroll ….

There aren’t many site left for the deveopers Downtown Vancouver. What would you like to see built here? What suite size? What special amenities could the building have? Pre-viewing will commence in June. No doubt completion will be after 2010.

Who is The Beasley in Yaletown Named After?

phpwlnxuhpm.jpgVancouver’s long time city planner, Larry Beasley has had a condo building named after him. 

The newest luxury 33 floor tower condo building, situated on the corner of Seymour and Nelson is The Beasley.

Long time Vancouver developer, Amacon, will be pre-selling this project this spring. There will only be 211 condos. The top 4 floors will only have 3 condos per floor. Prices start in mid $400’s.

Hardwood floors, granite counter-tops and stainless steel appliances will be part of the package.

The green roof will have a unique “designed for Yaletown dog run”, plus a gym and media room.

What Does this Mean for Vancouver Pres-Sales?

Rising construction costs are affecting Developer’s ability to complete pre-sale condo buildings.

A few days ago it was Mount Pleasant’s Sophia, now it’s Chandler Developments (fortunately no relation to me!) H&H and their Garden City Richmond project have gone into receivership. So reports the CBC. Both projects were schedule for completion end of June.

The company was running into cost overruns, they were running out of cash and I think the lenders wanted to complete the project,” said Bowra Group President David Bowra.

“But they weren’t convinced it could be completed without the assistance of a third party. So they decided to apply for a receiver to be appointed.”

The receiver has discovered that 23 condos in the Chandler Development Group projects were allegedly sold to insiders at prices well below market value, Bowra said.  So they may get to keep their condos, but will likely have to pay today’s prices.  How many developers do you think do this?

Coal Harbour’s West Pender Place

Coal Harbour’s West Pender Place will be one of the last new projects in Vancouver’s luxury waterfront neighbourhood Coal Harbour because there are no sites left.

West Pender Place is situated on Pender and Broughton.  Project architect is Jim Hancock, who has designed many high end Vancouver condos.  Jim says “we wanted to create a totem for Coal Harbour, a highly original building, structurally and stylistically,  the crisp pleat in the tower glass creates an every changing silhouette.” Nearly every interior space is different. LEED guidelines have been followed in order to maximize efficiency.

Interior design by Alda Periera whom i think does fabulous work.

These panoramic view residences start at $1.5 million.

Its amenities will be a roof terrace, meeting room, gym, indoor pool and lounge

The interiors are fabulous. Kitchens by Dada of Italy. Oak hardwood throughout, air conditioned, entertainment sized balconies, 8 foot sliding closet doors featuring brushed  metal and back painted glass panels.

1409 West Pender will have a tower 34 storeys to the west and a 15 storeys tot he east with 5 storeys in the middle.

Madame Cleo’s Gives Way to New Condo Tower

New Yaletown Condo Tower forMadam Cleo’s Massage Parlour at 1094 Richards

 has been there as long as I can remember! The land is owned by the Aquilini Group and apparently they have served notice that the backhoe will be moving in. The Aquilini Group plan to build two condo hirises and preserve the two heritage homes.

What do you think would be good name for the new condo buildings? Cleo’s?

Upcoming: Coal Harbour’s Flatiron

What’s that at 1277 Melville in Coal Harbour? Flatiron? 

Triangles. A triangle meeting of the West End, Coal Harbour and Stanley Park.

The triangular intersection of Melville, Pender and Jervis, and the Flatiron: designed with inspiration from the old triangular Flatiron building in New York City. Described as a “lithe and elegant tower”, the Flatiron makes maximum use of a small triangle of land.

Lilfred Lodge and Vue - Old and New Kits

The Lilfred Lodge is one of the heritage anchors of the Kitsilano area, and it is well documented throughout its venerable history. This is how Lilfred Lodge looks today:
