Hastings Mill, Kitsilano Vancouver

It is a beautiful Vancouver day and I was in Kitsilano, so thought i’d snap a picture of the old hastings mill.
Do you know where the hastings mill is? Do you know it’s history? It is located nex to Point Grey Road, Vanouver’s most expensive waterfront property.

Hastings Mill
Hastings Mill was a saw-mill on the south shore of Burrard Inlet and was the first commercial operation around which the settlement that would become Vancouver developed in British Columbia, Canada.
In June, 1867, Captain Edward Stamp began Stamps Mill at the foot of what is now Dunlevy Street. Stamp lost ownership of the mill after a falling out with his English investors, after which the name changed. The early settlement was in effect a company town; people shopped at the Hasting’s Mill Store and sent their children to the Hastings Mill School. This would change after the CPR chose Vancouver as the terminus for the transcontinental railway. Nevertheless, the lumber industry remained the backbone of the new settlement’s economy, and Hastings Mill was the “the nucleus around which the city of Vancouver grew up in the 1880s,” and remained important to the local economy until it closed in the 1920s.[1] The building that housed the Hastings Mill Store was transported by barge to the foot of Alma Street at that time to begin its new life as the Old Hastings Mill Store Museum. This was also the only structure to survive the great fire in 1886 and was used as a hospital and morgue for the fire’s victims

Kits House Stats for January

There are currently 45 listings, from $998,000 to $12,9995 on Point Grey Road. 5 have had a price reduction. 2 are listed under $1 million and 7 are listed over $2 million.
January had 14 sales (3 months of inventory) from $922,500 to $1,900,000. Only 3 sold under $1 million. Average selling price was $1,339,000 and was 21 days on the market. The most expensive sale took 105 days to sell and the least expensive took 3 days.

SALES - 12 (Jan’07 - 16)
12 sales from $500K to $2,299,000 for 3160 sq.ft.
7 sold under $1M, 3 sold over $1M
4 sold over list price and l at list price
About 2 and a half months of inventory on the market, up slightly from the Fall. Sales down a bit from same month last year but equal to December 2007. Still a tight market with nearly half the sales selling at or over list price.
Days on the market - highest was 72, lowest was 4 and average was 18.
Highest $ pr sq ft was $694. Lowest was $606 psf and average was $620psf

KITS CONDO STATS FOR JANUARY

CURRENT LISTINGS - 106 (sept’07: 97) 4 over $1 million
SALES - 26 (Jan’07: 41)2 sales under $300K,
17 between $300 and $500K,
7 over $500K.
$250,000 for a studio to $652,000 for a 2 bedroom 942 sqft.
1 studio, 14 were l bedrooms. 10 were 2 bedrooms and one 3 bedroom.
the least expensive 2 bedroom was $463,000 for 717 sq.ft.
8 sold over list, 8 at list. $ pr sq ft varied from $400 pr sq ft on the low and $743 on the high. Average was $598 pr sq ft
Average Days on Market: 150 for the highest priced. 2 days for the lowest priced and 27 days for the average.
4 months of inventory on the market.
MARKET SUMMARY: Listings at the beginning of the month were lower than same month last year but they caught up by month end. Still a tight market, with more than half the sales selling at list or over list price. Inventory up slightly from the Fall. Sales lower than same month last year.

Today’s Stats

In my market area there were 36 new listings, 20 sales (1 sold at list and 3 over list) and 11 price reductions.
Currently there are 1111 condos listed on MLS in vancouver west and 146 sales for the month, of which 8 are over 1 million. Average days on the market (DOM) 45.
Compared solds for same period in December and found 200 sales, of which 13 were over $1M. Average DOM 40. December had more sales and they sold faster.
Checked Vancouver West Townhomes and found 15 sales in January to date with DOM at 30. For the same period in December there were 29 sales and DOM 41. Fewer sales so far in January but they sold faster.
