Vancouver Real Estate Analysis for Coal Harbour May 2009

Vancouver’s luxury waterfront neighbourhood of Coal harbour saw real estate sales and listings flat in May, compared to April. It was the  best month since February 2008. Listings flat at 172.  Days on market down from 86 to 78.  Coal Harbour inventory dropped from 19 months in February to 5 1/2 months. The average sale price is now over $800,000  for condos that sold. List price to sale price ratio flat at 95%. Average $ pr sq ft for sold listings now $761. Under $1M is the best selling price range. The luxury market over $2M still soft.  Of the 20  listings that did not sell and expired, only 7 got relisted. In April there were 27 expired listings.

Listings - 172.  25 listed under $500,000. 62  listed between $500,000 and $1,000,000.  44 listed between $1M and $2M.  16 listed between $2M and $3M and 25 listed over $3M.

Analysing Vancouver Real Estate on Coal Harbour’s Bayshore Drive

Vancouver real estate doesn’t get any better than Coal Harbour’s Bayshore Drive. Many buyers like this part of Coal Harbour, closer to Stanley Park and away from the business district.

Last month a client from Europe purchased a Bayshore Drive condo. He was in Vancouver in January and I had been watching all the new listings for him and analysed the statistics very closely. He got the best deal on Bayshore Drive this year, purchasing a condo on a high floor with super views for only $716 pr sq ft.

There are 7 Bayshore Drive buildings. The oldest is 1790 and 1710, built in 1997. Then 1717 and 1777 are the two waterfront buildings both built in 2000. Next came 1680 and 1650 which was built in 2003. 1616 Bayshore is the newest and was built in 2006. Read the rest of this entry »

Vancouver Real Estate Analysis for Coal Harbour, April 2009

Vancouver’s luxury waterfront neighbourhood of Coal harbour saw real estate sales double in April over March, to  33, and was the  best month since February 2008. Listings down from 191 to 172.  Days on market up to 86 from 75.  Coal Harbour inventory dropped from 19 months in February to 5 months. The average sale price is now over $800,000  for condos that sold. List price to sale price ratio increased to 95% (sellers showing less flexibility). Average $ pr sq ft for sold listings dropped to  $576. Under $500,000 and between $900,000 and $1M is the best selling price range. More high end sales in April but nothing selling over $3M. Of the 27 listings that did not sell and expired, only 8 got relisted, hence the falling inventory.

Listings -  172.   30 listed under $500,000.  51 listed between $500,000 and $900,000. 11 listed between $900,000 and $1M.  15 listed between $1M and $2M.  42 listed between $2M and $3M and 23 listed over $3M.

Vancouver Real Estate Statistics for Coal Harbour March 2009

Vancouver’s luxury waterfront neighbourhood of Coal harbour saw real estate sales  up in March to 17 from 11 in february and its best month since April 2008. Listings down to 191, from 202 in February.  Days on market up to 75, from 47 in february.  Coal Harbour inventory dropped from 19 to 11 months. The average sale price  is down to $708,000 for condos that sold. List price to sale price ratio flat at 91%. Average $ pr sq ft for sold listings is $676. Under $500,000 remains the best selling price range.

Listings - 191.  38 listed under $500,000. 69  listed between $500,000 and $1M. 47 listed between $1M and$2M and 37 listed over $2M.

55% are listed over $1M, down from 60% in February and 45% in January.

Least expensive $268,000 for a studio ($638 pr sq ft).  Least expensive 2 bedroom $525,000 for 960 sq.ft.

Most expensive -  The $10,800,000 for the Melville Penthouse ($2100 pr sq ft), reduced from $12 million.  Over 2500 sq.ft. condo at One Harbour Green for $7,185,000, includes 3700 sqft of outdoor space ($2800 pr sq ft). Three Harbour Green is now pre-selling, n.e. corner on 19th floor $5,400,000 for 2600 sq.ft. Currently 9 condos listed over $5 million in Coal Harbour.

Vancouver Real Estate Analysis for Coal Harbour February 2009

 Vancouver’s Coal Harbour statistics for February show listings dropped from 220 to 212 and are back to the level they were in June.  Sales up to 11, from 8 in January.   Days on market dropped to 47, from 70 in January.  Average selling price $1,013,590 for condos that sold.   Coal Harbour has 19 months of supply on the market, down substantially. The average sale price in Vancouver’s Coal Harbour  is up for the first time since June 2008.

Listings - 212.  60% are listed over $1M, up from 45% in January.

Least expensive $268,000 for a studio ($638 pr sq ft).  Least expensive 2 bedroom $499,000 for 800 sq.ft.

Most expensive $16,800,000 for the Shaw Tower Penthouse ($2248 pr sq ft). The $12,000,000 for the Melville Penthouse ($2100 pr sq ft).  Over 2500 sq.ft. condo at One Harbour Green for $7,185,000, includes 3700 sqft of outdoor space ($2800 pr sq ft).
