Coal Harbour Real Estate Analysis

Coal Harbour real estate analysis for January saw sales down slightly and listings up by 35%, compared to December, and no sales over $2M for the second consecutive month. (vs 5 in November). 80% of the sales were under $1M. The inventory doubled to 8 months. December was a low for number of listings, so we expect them to rise. Days on market dropped from 61 to 43. List price to sale price ratio increased to 98%, showing little flexibility on the part of sellers. We expect to see the inventory increase as listings come on at Fairmont Estates which has prices from $1800psf. Fairmont and Three Harbour Green are the last remaining new waterfront buildings.
Listings -136. 34 listed under $500,000. 48 listed between $500,000 and $1M. 26 listed between $1M and $2M and 28 listed over $2M, including 7 over $5M and 9 expired, down from 20 in Dec and 4 in November.

Vancouver real estate analysis for Coal Harbour in December saw sales and listings decrease, compared to November and no sales over $2M (vs 5 in November). August was the best month for sales in Coal Harbour this year and sales are at their lowest since March’09. Listings are at their lowest for the last 24 months. Days on market flat at 61 and the lowest for the year. Coal Harbour inventory remains stable, under 5 months. Both the average sale price and average $psf dropped in December, reflecting more bottom end sales. List price to sale price ratio stable at 96%. As Fairmont Estates close in January we expect to see the inventory increase. New condos on Coal Harbour’s waterfront now listed over $2000 psf, resales now at $1600 psf. Days on market down to 61 and the lowest for the year. Coal Harbour inventory dropped to 4 months and also the lowest for the year. Both the average sale price and average $psf continue to climb. List price to sale price ratio stable at 96%. No more than 5 months of inventory in any price range, including over $2M. However, as Fairmont Estates close in January we expect to see a number of flippers. New condos on Coal Harbour’s waterfront now listed over $2000 psf, resales now at $1600 psf. Fairmont and Three Harbour Green are the last remaining new waterfront buildings. At some point the inventory must increase as more sellers revisit the market.
Listings -111. 23 listed under $500,000. 36 listed between $500,000 and $1M. 24 listed between $1M and $2M and 27 listed over $2M, including 5 over $5M (down from 9 last month, one sold and 4 expired) expect to see this number rise as Fairmont completes and the flippers hit the market. Vancouver real estate analysis for Coal Harbour in October saw sales and listings increase, compared to September. Days on market up slightly to 68, a tad higher than a year ago. Coal Harbour inventory dropped slightly to 4.6 months and has been in this range since April. Luxury sales over $2 million are on the upswing pushing up the average sale price to $1,191,800 (higher than a year ago) and average $ pr sq ft up to $848. List price to sale price ratio stable at 95%. No more than 5 months of inventory in any price range, including over $2M. However, as Fairmont Estates close in January we expect to see a number of flippers. New condos on Coal Harbour’s waterfront now listed over $2000 psf, resales now at $1600 psf. Fairmont and Three Harbour Green are the last remaining new waterfront buildings. Waterfront condos are becoming ever more expensive.
Listings -139. 33 listed under $500,000. 43 listed between $500,000 and $1M. 31 listed between $1M and $2M and 32 listed over $2M, including 9 over $5M, expect to see this number rise as Fairmont completes and the flippers hit the market.

Vancouver real estate analysis for Coal Harbour in September saw sales and listings decrease, compared to August. Days on market dropped to 62, slightly higher than a year ago. Coal Harbour inventory increased to 5 months, equal to April, as sales decreased but there were more luxury sales over $2 million, pushing up the average sale price to $1,129,000 and average $ pr sq ft up to $868. List price to sale price ratio dropped slightly to 96%. The market between $500,000 and $1,000,000 selling the best. If sales remain at this level the market will tilt in the buyer’s favour, as listings increase.
Listings -124. 20 listed under $500,000. 48 listed between $500,000 and $1M. 30 listed between $1M and $2M and 26 listed over $2M, including 4 over $5M.
45% are listed over $1M, same stats as January.
