REVIEW MY BUYER SERVICES
Buyer Services include reviewing the required disclosure forms – Law of Agency, Property Disclosure Statement, Contract of Purchase and Sale, FINTRAC regulations, Remuneration Disclosure and Buyer Contract which outlines the obligations on both parties (undivided loyalty, full disclosure, confidentiality, acounting and skilled and conscientious service)
In addition, Maggie Chandler helps identify the type of property you are searching for, locate it, view it, select it, establish value, negotiate to purchase it, carry out your due diligence and complete the purchase.
DISCUSS MORTGAGES, CLOSING COSTS AND INSURANCE
You are advised to have a pre-approved mortgage in writing prior to starting your search for a home. We review your closing costs which include legal fees, property purchase tax, and possibly GST. As well you must consider post closing costs such as who pays the real estate fees, moving expenses, new appliances, painting, furniture purchase and decorating. In addition you must purchase third party liability as well as insuring your possessions.
SUPPLY A LIST OF REAL ESTATE AFFILIATES
This is a list of useful contacts for you. Professionals that you will need during the process of purchasing a home. This list includes reputable mortgage brokers, lawyers and building inspectors. In addition Maggie Chandler can refer you to contractors, painters, interior designers and other professionals you may need in the purchase of a home
DISCUSS CURRENT MARKET CONDITIONS
Maggie Chandler will provide you with current graphs and statistics so that you can easily determine what the current conditions are in your specific hood. This enables you to be an educated buyer.
REVIEW YOUR PRIORITY LIST
In order to better assist you in selecting the right home, it is important to make a list of your required criteria and number them one to ten, in order of importance. That way, when you are viewing homes you can critique them based on your Priority List. Should you short list two or three properties, your priority list will better assist you in helping to decide which is the right one for you. Pets and rental requirements should be on your priority list

Maggie Chandler subscribes you to a listings search that meets your requirements. You will receive all new listings in your Inbox. Then she sets up a buyer tour for you to view properties that you select or that she selects based on your criteria.
New Feature – Virtual Office Search for properties, includes immediate notification of the full listing printout, including videos, slideshows and pictures, to your Inbox or IPhone, updated every 4 hours. Features Google street view, street, MLS # or specific criteria search (all waterfront homes), find amenities around the property, walkscore search. Sign up for your specific search, save and name the search. A new and very exciting feature for my clients and more google love for me! Searches are now Mobile.
UNDERSTANDING WHAT HAPPENS WHEN WE FIND YOU A HOME
We suggest you always take a second look at a property prior to making an offer. Buyers are advised to go by the property at various times of the day and get a sense of the hood. Maggie will help you determine current market value based on her research of recent sales in the building or the hood, that are a close comparable to the home you have selected.
Then Maggie draws up an offer , reviews the terms of the contract with you, including the deposit requirements, multiple offers, back up offers, counter offers, open for acceptance time and closing date. Then Maggie presents the offer to the Seller, along with the Seller’s Agent and the negotiating process begins.
REVIEW YOUR QUESTIONS FOR ME
NON RESIDENT BUYERS anyone can purchase real estate in Canada as a non-resident but you are required to file with Canada Revenue Agency. Read BCREA’s report for non-residents. You are advised to consult an accountant or tax lawyer in this matter.
