The first two were built in 1995 and are 1790 and 1710. The 2 waterfront buildings of 1717 and 1777 were built next, followed by 1680 and 1650. 1616 Bayshore is the newest and completed in 2007. Generally they are 2 bedrooms or larger.

The smallest condo in the 7 Bayshore Drive buildings start at 877sf. one bedrooms, and go to Penthouses which are over 5500sf. Most of them boast fabulous mountain and water views, with n.e. and  n.w. exposures.

There have been 12 sales on Bayshore Drive so far this year, from $870,000 to $1,810,000. Average days on the market is 50 and sale price to list price ratio is 95%, with an average $psf of 878 and average sale price $ 1,217,000. Current listings – 24, resulting in 8 months of supply.

2009 had 37 sales on Bayshore Drive, from $600,000 to $2,980,000.Average days on market 100. Sale price to list price ratio 94%. Average $psf 866. Average sale price $1,382,000

2008 had 25 sales from $545,000 to $2,415,000.  Average days on market 71. Sale price to list price ratio 93%. Average $psf 888 and average sale price $1,284,000.

2007 had 41 sales from $580,000 to $2,650,000. Average days on market 57. Sale price to list price ratio 96%. Average $psf 867 and average sale price $1,257

2002 and 2004 had the most sales for the year, clocking in at 52 and 54, including the pre-sales which were listed on MLS.  In 2002 average sale price was $720,000!

I am interested in renting a suite in any of the buildings on Bayshore Drive. I’m sure you have clients who are not planning on moving for awhile or have space available now and looking for a good tenant. We are a retired couple, no pets and non smokers and are between selling our family home and moving into Coal Harbour. I would appreciate hearing your feed back. Thank you Richard & Marilyn
