Are Vancouver’s Luxury Condo Market Prices and Sales Slipping?

Vancouver luxury condo sales (over $2M) YTD are down 30% compared to last year and the average sale price is 3% lower, equating to a drop of just under $100,000. The number of luxury Vancouver condo listings increased to 16 months. Sellers on an average moved 8% from the asking price. February and March had the most sales, whilst July has been the slowest month of the year with only 2 sales. Vancouver waterfront prices bucked the trend and moved up.
How is The Luxury Vancouver Condo Market Over $5M?
YTD sales are the same as last year – only two but there are 26 listings over $2M, resulting in over a year’s inventory.
2012 YTD Sales Vs 2011
51 sales YTD with an average sale price of $3,094,000. 2011 had 71 sales with an average sale price of $3,221,000. Coal Harbour had 18 or the 51 Vancouver luxury condo sales this year.
How are Vancouver’s Waterfront Condo Prices?
18 of the sales were Vancouver waterfront condos with an average sale price of $3,431,000 and sellers moving an average of 10% off list price.
2011 YTD had 36 Vancouver waterfront sales with an average sale price of $3,383,000 and sellers moved an average of 7% off list price.
