March Stats for Kits Resales

First I’d like to compare with March of 2006, when there were 58 sales. This year is not far behind with 51 sales in the past month.
Pricing ranged from $245,000 for a 545 sq. ft. l bedroom to $860,000 for an 1157 sq. ft. 2 bedroom with water view, located north of 4th.
Here’s how last month’s sales break down:
At the low end, there were 8 sales under $300,000, 14 sales between $400,000 & $500,000, 16 between $500,000 and $600,000. In the high end, we saw 8 sales between $500-600,000 and 3 between $600,000 and $700,000. There were 3 sales over $700,000.
You might be interested to see that 5 sold at list price and 14 over list price.

Coal Harbour on a Spring Day

On the Coal Harbour Community Centre’s green roof, the petals dropped from the magnolia trees carpet the lawn.
The pool by the Bayshore reflects spring blooms. This is only one of the water feature fountains in the Coal Harbour area. The city of Vancouver has worked very hard to create a lively, active and community-oriented street-level experience in this neighbourhood.
A short walk beside the Marina and past the Bayshore leads to the venerable Stanley Park to the west or to downtown Vancouver to the east. This part of the path faces the North Shore.
Looking east along the Coal Harbour recreational seawall, we see Vancouver’s downtown core, mixing with the residential towers. To the left is Cardero’s Restaurant.
The children’s water park fountains are at play, while behind them rise the cranes for upcoming towers, including the convention centre.

Coal Harbour Statistics for March 2007

In total, March 2007 saw 35 sales in Coal Harbour.
In resales for this month, we saw activity in 28 sales. They ranged in price from $285,000 for 428 sq. ft. to $3,550,000 for 2100 sq. ft. right on the waterfront. Of these, one sold over list and 3 were sold at list price. The average days on market of these resales was 70, and the sales break down as follows: 9 sales were under 500,000, while 10 were between 500,000 and $1,000,000. 7 sales were over $1.3million
